Borrowing costs are up, debt is coming due, and investors are taking a harder look at multifamily than they have in years. That makes every lease count. This month we took that conversation to CREtech in New York, to Entryway, and onto a podcast mic. Here's what we heard, and what it means heading into budget season. Happy Halloween! 🎃

Livsee Takes the Stage at CREtech New York

Livsee CEO, Andrea Taylor on the Innovation Stage

CREtech Week brought thousands of real estate and technology leaders to New York, with CREtech New York filling the Javits Center on October 20 and 21. On Wednesday, October 21, Andrea took the Innovation Stage to talk about one of the biggest shifts coming to property management: agentic AI.

Most AI in property management today is a passive chatbot. It stumbles on basic questions, and the follow-up work lands right back on the site team. Agentic AI is different because it can act. When a prospect's conversation connects to live property management system data, the AI can check real-time pricing, book a tour at any hour, and move the lease forward without waiting on anyone.

That shift pays off in three places at once. Renters get answers while they're still shopping. Site teams shed hours of manual follow-up. And owners capture first-party data that sharpens pricing and protects NOI, which matters more than ever with capital tight and debt coming due. The goal, Andrea said, isn't more AI. It's AI that actually works for the people running properties.

Andrea Goes Behind the Build on "How I Am Building This"

Andrea sat down with Matt Knight on Episode 2 of How I Am Building This, the founder series from Vertical. In 20 minutes, she walks through her path from innovation roles at Morgan Properties, Waterton, and Village Green to launching Livsee in 2025, when she saw rents climbing while occupancy slipped.

The episode doubles as a buyer's guide for anyone evaluating leasing tech. Andrea spent years on the owner side getting pitched, and two things always stood out: vendors who were integrated from day one, and vendors who asked about your occupancy goals before pitching a fix. She also takes on the idea that anyone can build this kind of product overnight. In her words, "you just can't vibe code an integration with a property management system."

It's a quick, candid listen, especially for female founders and anyone making the jump from operator to startup. Listen here.

Brent Brings Livsee to Entryway Greenville

Brent & event attendees

Brent Foster, our Head of Customer Success, attended a fundraiser for Entryway Greenville, where Melanie French, CEO of RR Living and Entryway National Board Chair, gave the keynote.

Entryway helps people facing housing instability build a path forward through career training, job placement, housing assistance, and mentorship, all within the multifamily industry. It's a reminder that the people who keep our communities running can come from the very neighborhoods those communities serve. Livsee is proud to support Entryway's mission, because multifamily is about more than housing. It's about creating opportunity and building brighter futures.

Livsee Blog Series: Beyond the Technology, Building Success with Agentic AI in Multifamily

Most operators already have plenty of leasing technology. The real question is whether it’s producing results. In the first installment of a new five-part series, Brent Foster, Livsee’s Head of Customer Success, draws on 25 years in multifamily operations to explain why AI success starts well before go-live. He walks through six questions every operator should answer before choosing a platform, from where leads are slipping away to how success will be measured, and shares how one property raised occupancy after Livsee spotted a pattern in prospect questions about local schools.

Part 2, “From Onboarding to Go-Live: Setting the Foundation for Multifamily AI Success,” arrives next Thursday, November 5 on the Livsee Blog.

Our Thoughts

RealPage paused new EliseAI activations, saying Elise's new AI agent was never submitted for review under their integration agreement. Existing connections keep running, but new properties are on hold in the middle of budget season. As AI agents start doing real work inside property management systems, questions about permissions, audit trails, and who controls resident data are no longer theoretical. We’ll be following this closely.

September inflation came in hotter than expected, and wages are falling further behind prices. Redfin's economist notes that market rents themselves aren't driving the problem. But when paychecks trail the cost of living, renters feel it first. Expect more price shopping and more questions about specials this winter. The operators who come out ahead will price based on what renters are actually saying, not blanket discounts.

Women have nearly doubled their share of partner titles in venture since 2017. But All Raise found the titles moved faster than the power behind them: women still lead far fewer deals and hold fewer board seats. For women founders, the people who can actually say yes are still a small group. As a woman-founded company that raised its first round before it had a product, we know how much that gap matters, and we're glad someone is measuring it.

Get to Know The Team

It’s Halloween! So we asked the team to share their favorite costume they’ve donned for the spooky holiday:

  • Andrea, CEO - I was Scarlett O’Hara from Gone With The Wind one year.

  • Brent, Customer Success - The Waters chronicles generations of Zook women who’ve grown up in the swampy backwaters of a rural Michigan town, as they uncover family secrets and learn about survival, love, and the power of nature.

  • Codi, HR - One year we did a family costume of the Mario Kart characters, I was Princess Peach but what I loved most about that was my 1 year old at the time dressed up in the Toad mushroom cap.

  • Cristina, Executive Assistant - I think my favorite costume was Pennywise (pictured below). It was my favorite because my mom helped me with my costume

  • John, Sales - Shrek

  • Robert, Product Consultant - One year a group of friends and I were zombie Wizard of Oz

Happy Halloween from the Livsee team!
