Livsee Lights It Up at Apartmentalize 2025

We’re back from the National Apartment Association’s Apartmentalize Conference—and energized by the incredible experience in Las Vegas. At last year's conference, Founder and CEO Andrea Taylor announced the launch of Livsee™ during a dinner with multifamily friends and supporters. One year later, we returned to NAA with a team, a booth and a product to demo.

Livsee™ made its NAA debut in the Start Up Zone. Our demos sparked lots of interest and conversations with multifamily professionals from across the country. We were able to show exactly how Livsee™ helps property teams increase occupancy—with personalized, targeted conversations that feel like they’re coming from your site team. The response was overwhelmingly positive, and we left the show with a pipeline full of strong leads. We’ll be spending the next few weeks following up and continuing those conversations.

Of course, it wasn’t all work. We made time for some team bonding too—with dinners, networking events, and a Ludacris concert (shoutout to our friends at Genesis Revenue Recovery for making that possible!).

Apartmentalize was a great reminder of how much energy and innovation is moving through the multifamily space—and how ready the industry is for AI that works the way leasing teams do. We’re proud to be part of that momentum.

If we missed you at NAA, we’d still love to connect. Reply to this email for a personalized demo or more information—we’re always up for a conversation.

How Livsee™ Learns to Lease Like a Pro

At Livsee™, we say that our AI listens, learns and responds like a seasoned professional. That’s because we’ve built our system to answer questions the way your onsite team would: with accuracy, personality, and local insight. We fine-tune Livsee™ AI in three key ways to deliver high-quality interactions that convert.

First, Livsee™ integrates directly with your real-time data for guest cards, rates, availability, and amenities. Our interface with Yardi and RentCafe allows for easy integration with your CRM without complicated workarounds. That means prospects get current, property-specific answers—no outdated pricing or vague details.

Second, during onboarding, property teams fill out a guided form that gives us the human context no backend system can capture. Managers tell us what prospects are asking, which features deserve the spotlight, and what makes each property unique.

Finally, we enrich conversations with local context via the Google API and first-party responses from renters themselves. Whether a prospect asks about nearby schools, dog parks, or sushi spots, Livsee™ responds with helpful, hyper-relevant suggestions—just like your team would. These conversations also help Livsee™ learn what renters care about most: their questions, preferences, and even common objections—insights that make every future interaction smarter and more effective.

By combining live data, on-the-ground insights, and neighborhood context, Livsee™ doesn’t just chat—it connects. That’s how we’re redefining lead nurturing in multifamily.

Advisor Spotlight: Hal Widlansky

From Tech, Travel, Media and Multifamily: Why Hal Widlansky Is Helping Guide Livsee's Journey

At Livsee, we’re not just building lead nurturing tech for multifamily—we’re building something that reshapes how operators and prospects connect. That vision takes experience, insight, and a deep understanding of how to scale ideas at the intersection of technology and human behavior. That’s why we’re thrilled to have Hal Widlansky as an advisor.

With over two decades of experience spanning digital media, e-commerce, travel technology, and healthcare, Hal understands what makes a business, especially a startup, succeed. He’s currently a General Partner at the V42 Studio Fund and his career includes pivotal roles at companies like Cogit (acquired by DoubleClick) and Lexicon (acquired by Red Awning) where he fine-tuned targeting technology and built systems that enhanced the customer experience.

When Hal first met Livsee CEO Andrea Taylor, something clicked. “She described what she was building,” Hal recalls, “and it felt like a little bit of everything I’ve done—from response targeting at Cogit to listing optimization at Expedia and Booking.com.” That convergence of experience made one thing clear: he could add value.

Beyond his track record in business development for various tech companies, Hal is also a seasoned investor and startup advisor. He has served as a board member with the Salt Lake City Angels for almost ten years and as an Entrepreneur-in-Residence at Michigan State University.

"I’ve put together a lot of deals and I’ve seen what works and what doesn’t. I’ve learned how to set your company up for success if you plan to raise capital,” Hal explained.

At Livsee, Hal plays a key role as a sounding board for strategic decisions—especially as we scale. “My goal is to give the kind of advice I wish I had 20 years ago,” Hal said. That means not just tactical guidance, but mentorship rooted in real-world trial and error. “I look for entrepreneurs that have coachability and I saw that in Andrea.”

We’re lucky to have Hal’s experience, instincts, and honesty. As Livsee continues to grow, Hal’s guidance helps us move faster, smarter, and with greater purpose. We couldn’t ask for a better advisor to help shape what’s next.

News Roundup: Meeting Renters Where They Are—Online and Onsite

As the renter landscape continues to shift, staying ahead means understanding how different generations engage—with both technology and community. We’re spotlighting two trends shaping the future of multifamily: how Gen Z engages with brands online, and how property teams are elevating resident satisfaction offline.

Reaching Gen Z Where It Counts

Marketing to Gen Z requires more than repurposing what worked for Millennials. From the platforms they use to the kind of content they trust, Gen Z has a distinct digital language—and brands that don’t adapt risk getting lost in the scroll.

According to the 2025 Sprout Social Index, Gen Z favors these three platforms:

  • Instagram (89% of users): Best for short-form video under 15 seconds and static images. It’s also Gen Z’s top platform for reaching out to brands directly.

  • YouTube (84%): Long-form video (60+ seconds) leads engagement here, with influencer content and short videos trailing behind.

  • TikTok (82%): A discovery engine for products, local experiences, and even news.

Sprout also found that trust in influencers is growing, but values alignment matters more than ever—half of Gen Z will unfollow brands that partner with creators who contradict their beliefs. Thoughtful partnerships are no longer optional; they’re essential.

Community Still Matters—Especially IRL

While digital strategy is key to getting noticed, it’s the real-world experience that drives satisfaction—and renewals. In a recent piece from Multi-Housing News, industry leaders emphasize that even in a tech-forward era, strong community relationships remain a cornerstone of resident happiness.

From smart tech like AI and surveys to good old-fashioned human touch, the best property management teams are creating a sense of belonging. Whether it’s pop-up events, onsite entertainment, or simply being responsive, residents want to feel seen—not just as renters, but as neighbors.

And with AI tools like Livsee™, there’s an opportunity to bridge both worlds. By understanding what renters are looking for—like pet-friendly properties, nearby coffee shops, or quiet nature areas—property teams can anticipate needs and create more connected, satisfying living experiences.
