Andrea, Brent, and John just got back from Blueprint in Las Vegas, and it was a great trip. It's always a highlight to catch up with customers face-to-face, meet new prospects, and share a bit about what's coming next for Livsee. The team came home energized and excited about the market in front of us.
John summed up a few big themes from the show:
Operators are increasingly looking to consolidate fragmented systems, eliminate redundant technology, and invest in platforms that can drive multiple outcomes instead of solving one isolated problem.
The industry isn't asking whether AI is exciting anymore. It's asking whether it can demonstrably improve NOI, occupancy, efficiency, or the resident experience.
The renter journey is changing before a prospect ever becomes a lead. As AI assistants increasingly influence how people discover and evaluate apartments, multifamily marketers will need to rethink how properties get found, how they present information, and how they capture demand in an AI-driven search environment.

Livsee’s Sentiment Analysis Is Now Live in the Property Dashboard
Every conversation a prospect has with Livsee tells a story, and Sentiment Analysis is how we make sure operators actually hear it. It's one of the biggest things that sets Livsee apart.
As Livsee chats with prospects, the platform reviews those conversations and surfaces patterns in what people are asking about and looking for. These are often hyper-local details that would never make it back to a leasing team, like a specific school district, a nearby grocery store, a favorite gym, or an amenity people keep bringing up. A leasing agent juggling tours, calls, and move-ins simply can't track those trends across hundreds of conversations.
The real value is what operators do with that information. Dalia Kalgreen of Unified Residential Management saw it firsthand when Livsee revealed that most prospects at one of her properties were asking about a particular school district. She added that information to the property's homepage, and traffic took off, allowing the team to revive dead leads and keep up occupancy

We love hearing how teams are putting Livsee to work, and Dalia Kalgreen of Unified Residential Management had a great story to share with Livsee Customer Success Manager, Brent Foster. Dalia’s team had thousands of dead and inactive leads sitting untouched because nobody had time to chase them. Via Livsee, the Unified team was able to easily reach back out to those leads with current specials and help fill units that have been sitting for 100 days or more.
Dalia also found a major win in the unique insights from Livsee’s expanded Sentiment Analysis. One of her properties is a one-person office that was struggling with traffic, and Livsee showed that most prospects were asking about a specific school district. She put that info right on the homepage, and traffic took off.
Livsee Welcomes John Harding to the Team

We excited to have John Harding joining Livsee as the Director of Sales, bringing a background in enterprise sales, startup growth, and customer-focused technology solutions to the team.
“Most recently, I served as an Enterprise Account Executive at a SaaS company focused on the Consumer Packaged Goods industry. Prior to that, I was the Founding Account Executive at a 10-person Healthcare IT startup, where I helped double the company’s sales and customer base in just nine months. During Grad school, I also worked as a leasing agent across three apartment communities in Jacksonville, FL (Go Jags!).
Outside of work, I’m a former Division I athlete and enjoy staying active and spending time outdoors. I recently got engaged, and my fiancée and I are moving to Bozeman, Montana at the end of September with our four-year-old charcoal Lab (Moon) and our tabby cat (Peach). We’re excited for the next chapter and to explore everything Montana has to offer.”

The states say they never signed on to those deals, so they're not done. Either way, it's a reminder that settling with the feds doesn't make this issue go away, and landlords in a related class action have already paid around $360 million to resolve similar claims. | |
Median NOI growth for multifamily properties fell to 1.8% in 2025, roughly half the prior year's 3.4%, according to Trepp's latest review in GlobeSt. Utilities were a big part of the squeeze, with median cost growth jumping to 6.7% from 3.9%, even as insurance increased less than expected. This fits a longer pattern; since 2021, operating expenses have grown 32.4% while revenue grew just 26.6%. Until revenue consistently outpaces expenses, owners will keep seeing less of each new dollar reach the bottom line. | |
Independence Realty Trust and Centerspace merged to form an $8.1 billion apartment REIT with more than 44,000 units across 17 states in the Sun Belt, Midwest and Mountain West regions. Less than a month after AvalonBay and Equity Residential combined into Vivmark, these large mergers continue to highlight a need for reach and size to combat rising operating costs. The combined company expects about $24 million in savings within a year of closing, plus new revenue from Wi-Fi and other value-add renovations. |
