Andrea Stops by the Broadband Communities Summit
Livsee CEO, Andrea Taylor, took the stage in Houston last week for a session on how AI is reshaping the resident and support experience. She came back with three takeaways, definitely worth passing along.
Guess what? Internet is still the number one amenity. Ask a renter what matters and internet beats the pool, the gym, and the dog park. Connectivity isn’t just a perk anymore, it’s a required feature of living in any community.
On top of that, AI is becoming the search process, not just a tool to help the process. Renters are starting their hunt inside AI tools, which has changed SEO and the way marketing content appears in search results. Long-form content is what gets you near the top of the page, but actually having the answers to frequently asked questions will ensure you’re being seen and clicked on.
Lastly, the best AI still has people behind it. As a human-centric AI company, it was refreshing to hear the room talk openly about the human work that goes into tuning a model, reading transcripts, and improving it week over week.

The Questions Other Bots Won't Answer
Renters don't ask questions in a script. They ask about the coffee shop on the corner, a good restaurant nearby, if there’s a cool shopping area close, or whether a place feels like home. Most leasing bots can't go there. Ask one where to grab a coffee and it steers you right back to "your housing needs," again and again, until you give up.

The competitor chatbot shown here cannot follow the conversation or make helpful recommendations to leads
That loop isn't just awkward. Every deflected question is a moment a prospect feels unheard, and a lead that quietly cools. Livsee answers the question in front of it, in whatever language the renter speaks, then guides the conversation back toward a home naturally.
The difference isn't just a longer feature list. It's whether a renter trusts the team (or technology) on the other end, and whether that conversation ends in a lease.

The Livsee Chatbot always provides a direct, helpful answer to any potential resident
If Seeing Is Believing…. Is Seeing, Also Leasing?
Smart Glasses are becoming more than a novelty, allowing users to record life happenings, handsfree, as they happen. This welcomes a new, unique opportunity for potential residents and on-site teams to interact: through the recording of a property tour.
Would you put Smart Glasses on your leasing team to record tours?

Typical U.S. asking rent hit $1,962 in July, up 2.3% year over year and the fastest pace in more than a year, as the construction wave that handed renters leverage begins to recede. The catch: nearly 2 in 5 listings still offered a concession, a holdover from all that new supply. The averages hide a split screen. In fast-building metros like Charlotte, Denver, and Dallas, concessions still top 65%, while supply-starved markets like San Francisco (up 9.7%) and San Jose (up 7%) see rents climb fast. The leverage is shifting, and the teams that win will be the ones who know when a deal actually moves a lease, rather than offering deals everywhere. | |
For years, property management trailed other industries on AI for a structural reason: the operator paying for the technology often wasn't the one pocketing the savings. That is changing. As RealPage CEO Dirk Wakeham told Propmodo, the real value of AI is when it produces returns at the operator level, working across an entire portfolio instead of one building at a time. The savings compound when AI reliably handles your highest-volume work across every property, so your teams do more without growing headcount and the cost of each lease and each resident conversation quietly falls. |
