Livsee CEO in Multi-Housing News
Concessions made the cover of Multi-Housing News this month, and Livsee had a seat at the table. The August feature, "Rethinking Concessions: Moving Beyond 'One Month Free,'" examines how operators are rethinking incentives in a market that has tilted toward renters. Founder and CEO Andrea Taylor was one of the industry voices MHN turned to, alongside leaders from RPM Living and Apartment Management Consultants. Her read on where things are headed was simple, yet reflective of what the industry is seeing: “Now we're starting to see more of a science behind (concessions)”
That idea runs through the whole piece. A month of free rent used to set a property apart. Now that nearly everyone offers it, it keeps a community on a renter's list without moving it to the top. What separates operators today is whether an incentive is built on real data about how residents behave, or simply thrown at an empty unit.
Andrea also described how far the competition has gone in the tightest submarkets, where some teams now add a free iPad or other items on top of multiple months of free rent. The full feature runs in MHN's August issue.

Livsee Habla Español
Livsee speaks nearly any language a renter brings to the conversation and matches their tone while it does. Spanish is one of the most commonly spoken languages in the country, but plenty of leasing teams aren't staffed to carry a full conversation in it or work through issues.
On July 17, Raul reached out to a Livsee property with a simple "Hola, buenas tardes." Livsee answered in Spanish and stayed there, uncovering that he started an application using his daughter's email by mistake and wanted to finish it. Livsee conversed with Raul and pulled in the on-site team to update the email, leading to a completed application.
The possible language barrier here never became one, instead, it became one more application for the leasing team.
